The short version
- Is it a good time to buy or sell? Your price band and your neighbourhood decide your answer.
- Choosing a team? Ask what they charge, what they guarantee, and what past clients say on Google.
- Not sure yet? Start with the Seller Readiness Check or the Buyer Readiness Check.
What does it cost to sell or buy with the Ken Small Team?
Selling. A $1,500 Launch Retainer, paid up front. A 3% listing-side commission, paid only when your home sells. We recommend 2% to the buyer’s brokerage, and that one is your call. HST goes on top of all of it.
Buying. A $495 retainer to start. The 3% commission is paid from the seller’s side of the deal. Before you write an offer, you see what that seller offers the buyer’s brokerage. If it is less than 3%, you do not pay the difference.
Commissions in Ontario are always negotiable. This page can only speak to the team’s own fee. See every line on what it costs to sell with us and what it costs to buy with us.
Is it a good time to buy or sell a house in London, Ontario?
Here’s the reality: no one can answer that for your street from a city number. In September 2026, London’s average sale price was $591,927 (LSTAR). London had 5.7 months of inventory. What this actually means for you is that today’s listings would take that long to sell at this pace. The higher it is, the more time buyers have to compare.
That average blends condos with detached homes. Your price band and your neighbourhood decide your answer. A city average is like a class average. It tells you nothing about your own mark. How do you choose a real estate team in London?
Ask every team the same three questions. What do you charge, in writing? What do you guarantee, and on what conditions? And what do past clients say on Google? Our answers to all three are on this page.
For the full checklist, see How to Choose a Team and the questions to ask before you hire any agent.
What does each guarantee promise, and on what conditions?
You get each one in writing. Here is every condition, in plain English.
Your Home Sold Guaranteed, or I’ll Buy It (on every home we list)
For a seller who is also buying their next home. If your home does not sell, we buy it at the guaranteed price. Six rules:
- You buy your next home from one of our own listings, with Ken working for you. Nothing on our list fits? Tell us. We can look at another home you like.
- Your next home is worth the same or more than the one you are selling.
- The program runs in London, Ontario, on homes worth up to $500,000. Not rural or country properties. Just outside London, or over that price? Call Ken. We may still be able to do it.
- Your guaranteed price is your agreed market value, less 7%, less the standard commission.
- Your new home closes 120 days after the guarantee is issued.
- A better offer beats the guarantee. If a buyer offers more while your home is listed, that is the one you take.
Nothing is binding until you and the buyer sign an Ontario Form 100, the Agreement of Purchase and Sale.
Your Home Sold In 30 Days or I Pay You $5,000
For a seller whose home does not fit the buyout rules. Sold means a written offer you accept in the first 30 days, at any price, not the closing. The $5,000 is paid when your sale closes. Five rules:
- Your home is in London, Ontario. Outside London? Call and ask.
- You and Ken agree on a Guaranteed Minimum Sale Price, in writing, before the home is listed. It is set from the agreed market value and cannot be higher than your list price.
- The home is kept in showcase condition, as it looks in the listing photos, with reasonable daily showing access. Refuse showings, or pause, cancel or move the listing in the first 30 days, and the guarantee ends.
- Turn down a written offer at or above that minimum, at any time during your listing, and the guarantee ends. At or above the minimum means the price after any credit you give the buyer. Countering such an offer counts as turning it down. Choosing one offer over another does not.
- Homes listed at $350,000 or more: $5,000 paid at closing, as a rebate or off the commission (seller’s choice). Homes listed under $350,000: $3,000 paid at closing instead, as a rebate or off the commission (seller’s choice).
Sold means a written offer you accept in the first 30 days, at any price, not the closing. You never have to accept an offer below your minimum. That is always your call, and saying no to one never costs you the guarantee. The 30 days start the day your home goes live on MLS. An offer made in the 30 days counts if you accept it while it, or a counter, is open. The buyer’s conditions and the closing date are between you and the buyer. If an accepted offer falls through, the guarantee has been met; the 30 days do not start again. No accepted offer in 30 days? We keep marketing your home through your three-month listing. The remedy in (5) is paid when that sale closes. No closing, no payment.
More terms, word for word from the guarantee:
“Listed at” means the original list price in the signed Listing Agreement; a later price change does not move a home from one tier to the other. The $5,000, or $3,000, is paid at the closing of a sale accepted during your listing. That closing can come after the listing ends. No closing, no payment. The guarantee you sign with your listing agreement is the one that counts.
The 6 Satisfaction Guarantees
Six written promises to you as a seller, each with a penalty we pay if we miss it. They apply when we act as the seller’s agent. The full list is on our guarantees page.
The cap, word for word:
Maximum Brokerage contributions made by the Team at closing are not to exceed $1,000. Contributions are paid via a reduction in sales commissions at the close of the sale, provided the Team acted as the Seller’s Agent. The $1,000 charity donation (Guarantee 5) is separate and not counted in this cap.

Any home you buy with our team, not just our listings, comes with two things. First, a 1-Year Canadian Home Shield SafeClose™ Warranty: up to $15,000 of protection, $100 deductible. Common questions about buying and selling in London
How much does it cost to sell a house with the Ken Small Team?
A $1,500 Launch Retainer, paid up front. A 3% listing-side commission, paid only when your home sells. We recommend 2% to the buyer’s brokerage, and that one is your call. HST goes on top of all of it.
How much does it cost to buy a home with the Ken Small Team?
A $495 retainer to start. The 3% commission is paid from the seller’s side of the deal. Before you write an offer, you see what that seller offers the buyer’s brokerage. If it is less than 3%, you do not pay the difference.
How much cash do I need to close on a home?
Your down payment, plus closing costs. Those are land transfer tax, legal fees, title insurance and adjustments. Add mortgage insurance if you put less than 20% down. For your own figure, run the Buyer Closing-Cost Calculator.
What first-time home buyer programs can I use in London, Ontario?
Federal and Ontario programs apply in London. Ontario refunds up to $4,000 of land transfer tax, so there is none on the first $368,000. The RRSP Home Buyers’ Plan lets you use up to $60,000, paid back over 15 years. A First Home Savings Account holds up to $40,000, at $8,000 a year. On a new build, a GST rebate of up to $50,000 can apply. See the first-time buyer guide for more.
Is real estate commission fixed in Ontario?
No. Commissions in Ontario are always negotiable, and yours is agreed in writing. We can only speak to our own fee. It is a $1,500 Launch Retainer up front, and 3% on the listing side when your home sells, plus HST.
How do I know if I’m ready to sell or buy?
Start with the Seller Readiness Check or the Buyer Readiness Check. Each one is seven checks about your situation. Not sure after that? Book a 15-minute call, no obligation.
