What closing costs do buyers pay in Ontario?

Here is every piece, in plain English. No surprises at the lawyer’s office.

Ontario land transfer tax

It is a provincial tax on the price, paid once at closing. It steps up in bands. It is 0.5% on the first $55,000, then 1% to $250,000. Then 1.5% to $400,000, 2% to $2 million, and 2.5% above that. London has no second city tax on top. That is a Toronto-only cost.

First-time buyers get up to $4,000 back. That covers all the tax on a home up to about $368,000. The rule is strict. Ontario’s own words:

“The purchaser cannot have ever owned an eligible home, or an interest in an eligible home, anywhere in the world, at any time.”

The federal home buyers’ amount, a tax credit, uses a different test. It looks back five years: this year and the four before it (source: Canada.ca, opens in a new tab). So someone who sold a condo years ago may get one and not the other.

Your down payment

The minimum is 5% on a home up to $500,000. Above that, it is 5% on the first $500,000 plus 10% on the rest, up to $1.5 million. At $1.5 million and up, it is 20%. Put down less than 20% and you carry mortgage default insurance. The calculator flags it.

Mortgage insurance, if you are under 20% down

The premium is 4.00%, 3.10% or 2.80% of the mortgage, set by your down payment. It is added to your mortgage, not paid in cash. But Ontario charges 8% PST on that premium. The PST is due in cash at closing, and the calculator adds it for you.

Legal, title and inspection

Budget about $1,800 for your lawyer and $400 for title insurance. Add $500 for a home inspection and a small buffer for closing adjustments. Plan on about $3,200 as a typical London bundle. Your lawyer confirms the exact figure.

What does a buyer’s agent cost with us?

It is $495 to start. Our commission is 3%, paid from the seller’s side of the deal. If a seller offers our brokerage less than 3%, you do not pay the difference.

You pay the $495 up front, not at closing. That is why the calculator leaves it out. See buyer pricing and fees, line by line.

Common questions about closing costs in London

How much is land transfer tax in London, Ontario?
Ontario land transfer tax is charged on the purchase price in bands. It is 0.5% on the first $55,000. Then 1% up to $250,000. Then 1.5% up to $400,000. Then 2% above that, and 2.5% over $2 million. London has no separate city land transfer tax. That is a Toronto-only cost. On a $600,000 home, the tax is about $8,475 before any rebate.
Is there a first-time home buyer rebate in Ontario?
Yes. Eligible first-time buyers get a refund of up to $4,000 on the Ontario land transfer tax. That covers all the tax on a home up to about $368,000. Above that, you pay the difference. To qualify, you cannot have ever owned a home, or an interest in one, anywhere in the world. The calculator applies it when you tick the first-time buyer box.
How much do I need for a down payment?
The minimum is 5% on a home up to $500,000. Between $500,000 and $1.5 million, it is 5% on the first $500,000 plus 10% on the rest. At $1.5 million or more, you need 20%. Put down less than 20% and mortgage default insurance applies.
What closing costs should I budget for besides the down payment?
Land transfer tax. Your lawyer, about $1,800. Title insurance, about $400. A home inspection, about $500. And a buffer for closing adjustments. Under 20% down? Add the 8% Ontario PST on your mortgage insurance premium. That part is due in cash at closing.
Do I pay mortgage insurance, and is it a cash cost?
Only if your down payment is under 20%. The premium is 4.00%, 3.10% or 2.80% of the mortgage. It is added to your mortgage and paid over time, not in cash. But Ontario charges 8% PST on that premium, and the PST is a cash cost at closing. The calculator shows the two apart.
What does a buyer’s agent cost in London with your team?
It is $495 to start, paid up front. Our commission is 3%, paid from the seller’s side of the deal. If a seller offers our brokerage less than 3%, you do not pay the difference. Commissions in Ontario are always negotiable.
