Run your own numbers before you buy or sell in London
Selling? On a $600,000 sale, our fees plus 2% for the buyer’s agent come to $35,595 with HST. The Seller Take-Home Calculator shows what is left for you. Buying? On a $600,000 home with the minimum down, plan on about $48,483 in cash to close. The Buyer Closing-Cost Calculator works out your own figure.
You might be worried a calculator wants your email, then a sales call. These do not. No email, no sign-up.
The Bottom Line (Quick Answer)
- The Ken Small Real Estate Team in London, Ontario offers five free tools. There are three calculators and two readiness checks.
- None of them asks for your email. Each gives you an estimate, and the $600,000 figures above are examples, not real sales.
- For the exact figure on your address, book a 15-minute call.
The short version
- Selling? The Seller Take-Home Calculator shows what you keep after our fees, HST, your mortgage, legal and prep.
- Buying? The Buyer Closing-Cost Calculator works out your cash to close.
- An estimate is not a quote. Your lawyer and your lender set the final figures.
Seller Take-Home Calculator: your net proceeds
Here’s the number that counts: what you keep when you sell. Start with your sale price. It takes off our 3% listing side, what you offer the buyer’s agent and our $1,500 Launch Retainer. Then 13% HST on those three, your mortgage payout, legal and any prep costs.
Buyer Closing-Cost Calculator: your cash to close
The cash you need on closing day. Your down payment, Ontario land transfer tax and the first-time buyer refund. Mortgage insurance and the PST on it. Legal, title and inspection. Government rates are exact. The service fees are typical London figures.
Rental property calculator: cap rate and cash flow
For a rental or investment property. Enter a price and a rent. It shows the mortgage, net operating income, cap rate, monthly cash flow and cash-on-cash return.
Seller Readiness Check
Seven statements to tick about selling. Your reason and timing, where you go next, what you owe, prep and costs. Your score updates as you tick. Nothing you tick is saved or sent anywhere.
Buyer Readiness Check
Seven statements to tick about buying. Your price range, down payment, pre-approval, areas, timing and closing costs. Nothing you tick is saved or sent anywhere.

Can a calculator tell me what my house is worth?
No. None of these tools can price your home.
- A calculator is not a valuation. It does math on the price you type. For a price on your home, start with What’s My Home Worth?
- A readiness check is not a pre-approval. Only a lender can say yes to a mortgage.
- An estimate is not a quote. Your lawyer and your lender set the final figures.
What clients say about working with us
4.9 average from 14 Google reviews, as shown on our reviews page (October 2026). One seller, word for word:
★★★★★We sold our home! In the midst of interest increases and market pricing decline, Ken was steadfast in his commitment to sell our home. Ken used multiple outlets, went above and beyond to market our property and counselled us well along the way. In the end, we SOLD, and are beginning our next journey as a family. Thank you Ken!
