Commission is negotiable between a seller and a brokerage. Fees shown are the Ken Small Team’s own fees for a standard residential listing and are not a quote; your situation may differ. Terms and conditions apply; guarantees may not apply to all properties. Certified Pre-Owned Home Program subject to property qualification; warranty via Canadian Home Shield SafeClose™ subject to deductibles and limits; pre-inspection summary is for informational purposes only. Guaranteed Buyout: exclusive to London, Ontario; no rural or country properties; no home with a market value over $500,000 (over that price or outside London, call and ask — it may still be considered); seller and Ken Small must mutually agree on price and possession date; guaranteed price is your agreed market value, less 7%, less the standard commission; requires purchase of your next home from one of our own listings, with Ken Small representing you, at equal or greater value, closing 120 days from the date the guarantee is issued; nothing is binding until a written Ontario Form 100 (Agreement of Purchase and Sale) is fully executed. 30-Day/$5,000 Guarantee: London, Ontario only (outside London, call and ask); seller and Ken Small must mutually agree, in writing before listing, on the list price and a Guaranteed Minimum Sale Price no higher than the list price; property maintained in showcase condition for daily showings, and the guarantee ends if showings are refused or the listing is paused, cancelled or moved in the first 30 days; sold means a written offer accepted within the first 30 days, at any price, not the closing (an offer below the Guaranteed Minimum Sale Price may always be refused without ending the guarantee; an offer received in the 30 days and later accepted, while it or a counter to it is still open, counts; the buyer’s conditions and the closing date are the seller’s agreement with the buyer; if an accepted offer falls through, the guarantee has been met); void if a written offer at or above the minimum, after any credit to the buyer, is rejected or countered at any time during the listing (choosing between offers is not a rejection); the remedy is paid at the closing of a sale accepted during the listing, even if it closes after the listing ends; no closing, no payment; the guarantee in the signed Listing Agreement governs. Homes listed at $350,000 or more: $5,000 paid at closing, as a rebate or off the commission (seller’s choice). Homes listed under $350,000: $3,000 paid at closing instead, as a rebate or off the commission (seller’s choice). 6-Point Guarantees: maximum brokerage contributions at closing not to exceed $1,000, paid via a reduction in commission, provided the Team acted as the Seller’s Agent. CPOH “Sell it for Free” guarantee requires the purchase of a next home of equal or greater value through the Ken Small Team and covers the listing-side commission only (seller remains responsible for buyer’s agency fee). Not intended to solicit buyers or sellers currently under contract, or properties currently listed for sale. All data approximate. Serving London & surrounding Southwestern Ontario.
