Our code of ethics

Our Code of Ethics

We publish our fees, our guarantees, and the answers to the uncomfortable questions. Not a slogan. This page is the written proof. It shows how we make decisions, check our facts, and hold ourselves to them. It is in writing because a standard you cannot be held to is not a standard.

What we stand for

Anyone can print the word “integrity” on a business card. We would rather show you the proof. Here is how three of our values work in practice, not in theory.

Everything in the open

We publish our fees and our guarantee terms online — so you can read the fine print before you ever call. Start with exactly what it costs to sell a house in London.

Accountability

Every guarantee we make carries a written penalty we pay you if we miss it. A promise without a penalty is just marketing.

Truth over comfort

We give you a price backed by data. Not the highest number to win your signature. We answer the hard questions, even when the answer costs us the deal.

Our editorial standards

Every market figure, statistic and cost estimate we publish comes from a primary source. Those are LSTAR (the London and St. Thomas Association of REALTORS®), CREA, Statistics Canada, the Bank of Canada, the City of London, and RECO. We do not cite competitor blogs. We do not repeat national averages as if they were local truth.

We say what others will not. Some answers are uncomfortable. A cost that comes out of your proceeds. A risk that could cost you the sale. We publish it anyway. That is the whole point.

How we use AI

We use technology to analyze the market, but humans to serve the client.

We use software to analyze market data, organize research and draft outlines. Any modern firm uses a calculator or a spreadsheet the same way. But strategy, negotiation, storytelling and the final review are done by people. A human on our team is accountable for every number and every promise on this site.

Code of ethics & professional conduct

Ken Small is a registered real estate salesperson with Century 21 First Canadian Corp., Brokerage.

He operates under the Trust in Real Estate Services Act (TRESA) and the RECO Code of Ethics.

RECO is the Real Estate Council of Ontario. That framework governs our duties of honesty, fair dealing, disclosure, and putting your interests first.

You can read the official rules directly from the regulator: the Real Estate Council of Ontario (RECO) (opens in a new tab).

Our corrections policy

If we get a number wrong, we fix it — immediately and transparently.

We publish a lot of data, and data changes. Spot an error on this site, or a figure that has gone stale? Tell us. We will correct it and note when we did. Email ken@kensmall.ca or call (226) 271-1140. We would rather be corrected than be wrong.

Back to Home

Standards only matter if we keep them.

Hold us to every word. One conversation tells you whether we live up to it.
