First responder discount: 10% of our listing commission back
Police, fire, rescue or military, serving now or served before? When you sell your home with us, we credit 10% of our listing-side commission back to you at closing. On a $600,000 sale, that is $1,800.
You might be wondering if a discount means less work on your home. It does not.
The Bottom Line (Quick Answer)
- Police, fire, rescue or military, now or in the past? When you sell with us, you get a thank-you credit.
- Sell with the Ken Small Real Estate Team in London, Ontario. We credit you 10% of our listing-side commission at closing.
- On a $600,000 sale, that is $1,800. It is a credit, not a price cut, and it is subject to lender and broker approval.
The short version
- Sell with the Ken Small Team, and we credit 10% of our listing-side commission back to you at closing.
- It is our way of saying thank-you to first responders and military.
- It is subject to lender and broker approval.
How much is the first responder discount worth?
Our listing-side commission is 3%. The credit is 10% of that, so it works out to 0.3% of your sale price.
| Sale price (example) | Our 3% listing-side commission | Your 10% credit |
|---|---|---|
| $400,000 | $12,000 | $1,200 |
| $600,000 | $18,000 | $1,800 |
| $800,000 | $24,000 | $2,400 |
These are examples, not quotes. HST applies on top of the commission. Your own number comes from the Seller Take-Home Calculator.
Who qualifies for the first responder discount?
Police, fire, rescue, and military personnel — serving now, or served before. Bring it up when we talk. The credit is subject to lender and broker approval, and we confirm it for your situation.
How does the credit work?
- It is a credit, not a price cut
The 10% comes off our listing-side commission and is credited to you at closing. It does not lower your sale price. We market your home the same way we market every home we list.
- You see it at closing
The credit is applied when the deal closes, in writing, so there is no guessing about the number.
- It goes in your agreement
Tell us when we first talk. We confirm the credit and put it in the written agreement before you sign.
What selling with us costs
- $1,500 Launch Retainer, up front. It funds your launch and is not our margin.
- 3% listing-side commission, only on a successful sale.
- 2% recommended to the buyer’s brokerage. That number is your call.
- HST applies on top.
Every line is on pricing and fees.
The guarantee in the banner: the whole deal, in plain English
Your Home Sold Guaranteed, or I’ll Buy It runs on six rules:
- 1You buy your next home from one of our own listings, with Ken working for you. Nothing on our list fits? Tell us. We can look at another home you like.
- 2Your next home is worth the same or more than the one you are selling.
- 3The program runs in London, Ontario, on homes worth up to $500,000. Not rural or country properties. Just outside London, or over that price? Call Ken at (226) 271-1140. We may still be able to do it.
- 4Your guaranteed price is your agreed market value, less 7%, less the standard commission.
- 5Your new home closes 120 days after the guarantee is issued.
- 6A better offer beats the guarantee. If a buyer offers more while your home is listed, that is the one you take.
Nothing is binding until you and the buyer sign an Ontario Form 100, the Agreement of Purchase and Sale. Every guarantee is on our guarantees page.
Who this is not for
- Buying a home? The credit comes off our listing-side commission, so it applies when you sell with us.
- Selling with another brokerage? The credit applies only when the Ken Small Team lists your home.
- Looking for a discount brokerage? This is not one. You get our full service, plus the credit.
What London sellers say
★★★★★We sold our home! In the midst of interest increases and market pricing decline, Ken was steadfast in his commitment to sell our home. Ken used multiple outlets, went above and beyond to market our property and counselled us well along the way. In the end, we SOLD, and are beginning our next journey as a family. Thank you Ken!

★★★★★We would 100% recommend Ken Small if you are wanting to sell or purchase a home. After 65 years in the same house, my father and I had a huge task on our hands to clean it out and get it ready to put on the market. We were able to leave most of this with Ken and his team.
We honestly feel we could not have done this without him. He stepped right in and knew what needed to be done. We felt like he was on the same page with us and we had several offers to look at in less than a week. Ken is kind, personable, professional and turned a very stressful situation into a worry-free one for us once he was on the job.
Awesome job Ken, we can’t thank you enough. We second the other reviewer’s opinion that Ken goes above and beyond!

The honest takeaway
It is a credit on the table, in writing. It is not a price cut, and it does not change the service.
