What’s your London home worth — and what will you keep?

Your home is worth what a buyer will pay today, based on recent sales of homes like yours. The average London sale price was $591,927 in September 2026. But two homes a kilometre apart can be in different markets.

You might be worried an agent will quote a big number just to win your listing. Or that fees will leave you less than you planned.

Your quick take-home estimate
Move the numbers on the left. Every line updates.

An estimate from the price you enter — not a valuation. HST on commission is 13% (Ontario). Our listing side is 3%, fixed. What you offer the agent who brings the buyer is yours to set. Every commission in Ontario is negotiable. For a defensible price and your exact net, book the call. Confirm exact figures with your lawyer and the Ken Small Team.

This is a quick estimate. Your exact number moves with today's market, your mortgage terms and your closing date. Ken builds that one with you, in writing, free.

The Bottom Line (Quick Answer)

  • In London, Ontario, your home is worth what a buyer will pay today, based on recent sales near you.
  • The Ken Small Real Estate Team puts two numbers in writing: a defensible price, and the money you keep.
  • The estimate is free, with no obligation to list. If you list, our fee is a $1,500 Launch Retainer up front and 3% when it sells, plus HST.

The short version

  • So Ken puts both numbers in writing: a defensible price, and the money you keep. That is your Net Proceeds Estimate™. It is free, with no obligation to list.
  • What you keep is the sale price minus every cost: commission, HST, your mortgage payout, legal fees and prep.
  • Two homes a kilometre apart can be in different markets, so ask for your own.

The sale price is not the money you keep.

What you keep is the sale price minus every cost: commission, HST, your mortgage payout, legal fees and prep. The calculator above shows each line. It sounds like you want a number you can plan around. Most estimates give you the top line and stop. Yours starts at the bottom. We price every cost against your address, your mortgage, and today’s rates. Then we hand you the figure that lands in your account. In writing, before you owe us a thing.

In writing, before you sign a thing. Zero obligation to list, ever.

How you get your number, in three steps

You book a 15-minute call

Pick a time that works — in person, by phone, or by video. No pressure, no pitch.

We build your worksheet

Every cost for your home. We use your address, your mortgage details, and today’s local rates.

You get your number in writing

Your true net proceeds, in writing. Free, with zero obligation to list.

The whole fee, in the open

We are a full-fee team. Here is the whole number.

You are going to think two things. That a full fee is a lot. And that we want money before we have done anything. Both are fair. So we put every line in the estimate at the top of this page. That includes the one you control.

About that $1,500

It is the one line that buys you a thing. A third-party pre-inspection. Professional photo, tour and drone media. A one-year warranty. And a certificate your buyer keeps.

It is not our margin and not a deposit on commission. See what is in it.

Move the numbers at the top of this page. No email, no form. The real one starts with a 15-minute call. It is exact to your address and your mortgage.

Start here

Ask for your number.

Tell us where the home is and how to reach you. We build the estimate line by line and walk you through it. It starts with a 15-minute call, and you owe us nothing.

Ticking the box is optional. You can send this form without it and we will still get back to you.

Curious what you’d keep?

Your Home Sold Guaranteed, or I’ll Buy It.

For a seller who is also buying the next home. Before your home is listed, we set its market value together. That number sets two prices: your list price, and your guaranteed price. If your home does not sell in the agreed time, we buy it at the guaranteed price. If an outside buyer offers more, you take the higher offer, not us.

The whole deal, in plain English

  • 1
You buy your next home from one of our own listings, with Ken working for you. Nothing on our list fits? Tell us. We can look at another home you like.
  • 2
Your next home is worth the same or more than the one you are selling.
  • 3
The program runs in London, Ontario, on homes worth up to $500,000. Not rural or country properties. Just outside London, or over that price? Call Ken at (226) 271-1140. We may still be able to do it.
  • 4
Your guaranteed price is your agreed market value, less 7%, less the standard commission. That 7% pays for the risk we take by promising to buy.
  • 5
Your new home closes 120 days after the guarantee is issued.
  • 6
A better offer beats the guarantee. If a buyer offers more while your home is listed, that is the one you take.

This program runs under the Guaranteed Sale Program Acknowledgement in your listing package. Nothing is binding until you and the buyer sign an Ontario Form 100, the Agreement of Purchase and Sale.

If your home doesn’t qualify: Your Home Sold In 30 Days or I Pay You $5,000

  • 1
Your home is in London, Ontario.
  • 2
You and Ken agree on a Guaranteed Minimum Sale Price, in writing, before the home is listed. It is set from the same agreed market value the buyout uses, and cannot be higher than your list price.
  • 3
The home is kept in showcase condition, as it looks in the listing photos, with reasonable daily showing access. Refuse showings, or pause, cancel or move the listing in the first 30 days, and the guarantee ends.
  • 4
Turn down a written offer at or above that minimum, at any time during your listing, and the guarantee ends. At or above the minimum means the price after any credit you give the buyer. Countering such an offer counts as turning it down. Choosing one offer over another does not.
  • 5
Homes listed at $350,000 or more: $5,000 paid at closing, as a rebate or off the commission (seller's choice). Homes listed under $350,000: $3,000 paid at closing instead, as a rebate or off the commission (seller's choice). “Listed at” means the original list price in the signed Listing Agreement. A later price change does not move a home from one tier to the other.

Sold means a written offer you accept in the first 30 days, at any price — not the closing. You never have to accept an offer below your minimum. That is always your call, and saying no to one never costs you the guarantee. The 30 days start the day your home goes live on MLS. An offer made in the 30 days counts if you accept it while it, or a counter, is open. The buyer’s conditions and the closing date are between you and the buyer. If an accepted offer falls through, the guarantee has been met; the 30 days do not start again. No accepted offer in 30 days? We keep marketing your home through your three-month listing. The remedy in (5) is paid when that sale closes. No closing, no payment.

From the guarantee's written terms, word for word: The $5,000, or $3,000, is paid at the closing of a sale accepted during your listing. That closing can come after the listing ends. No closing, no payment. The guarantee you sign with your listing agreement is the one that counts.

Every seller also gets The 6 Satisfaction Guarantees, each backed in cash. Total brokerage contributions at closing are capped at $1,000. That is paid as a commission reduction when we act as your seller’s agent. The charity donation is separate. See all the guarantees →

Is a Net Proceeds Estimate right for you?

We’d rather tell you now than waste your time. Here’s who it’s built for.

A good fit if…

  • ✓ You own a home in London, Komoka, Kilworth, Mount Brydges, Delaware or Dorchester. You may sell in the next 6–12 months.
  • ✓ You want the real numbers in writing before you commit to anything.
  • ✓ You’d rather hear your true walkaway than a number picked to win your business.

Probably not yet if…

  • ✕ You just refinanced and aren’t thinking about selling.
  • ✕ Your home is outside London and the surrounding area.
  • ✕ You only want an instant online guess, not a real estimate.

What London clients say about the Ken Small Team

★★★★★

“We would 100% recommend Ken Small if you are wanting to sell or purchase a home. After 65 years in the same house, my father and I had a huge task on our hands to clean it out and get it ready to put on the market. We were able to leave most of this with Ken and his team.

We honestly feel we could not have done this without him. He stepped right in and knew what needed to be done. We felt like he was on the same page with us and we had several offers to look at in less than a week. Ken is kind, personable, professional and turned a very stressful situation into a worry-free one for us once he was on the job.

Awesome job Ken, we can’t thank you enough. We second the other reviewer’s opinion that Ken goes above and beyond!”

★★★★★

“We sold our home! In the midst of interest increases and market pricing decline, Ken was steadfast in his commitment to sell our home. Ken used multiple outlets, went above and beyond to market our property and counselled us well along the way. In the end, we SOLD, and are beginning our next journey as a family. Thank you Ken!”

The honest takeaway

Not the sale price. The real money you keep after everything is paid off.

Common questions about your net proceeds in London

How much will I actually net selling a house in London?
It depends on your sale price, your remaining mortgage, and your selling costs. Those are commission, HST, legal, mortgage discharge and penalty, and prep. Your Net Proceeds Estimate puts every line on paper, in writing. You see your real walkaway before you list. See the full cost breakdown on our cost to sell a house in London page.
What is my home worth?
Your home is worth what a buyer will pay today, based on recent sales of homes like yours. We give you a current, defensible value based on real London comparables. Then we subtract every cost, so you see what you keep. Book a 15-minute call and we’ll walk both numbers with you.
Can I find out what my house is worth online?
You will find automated estimates online. But they average out data for a whole neighbourhood. They cannot walk through your door to see your upgrades or a damp basement. They also lag behind the market. A defensible value comes from recent sales of homes like yours.
How do I find out what a house sold for in Ontario?
In Ontario, sold prices go on the land registry, which is public record. Agents can also pull them from the MLS. We use recent sales near you to build your number. We never post other people’s addresses with their prices.
What is a Net Proceeds Estimate?
It is a written breakdown of the money you keep after selling. Every cost is itemized: commission, HST, legal fees, mortgage discharge penalty, and prep costs. The team builds it from your home address and mortgage details. It is free, with zero obligation to list.
How do I get my number?
Book a 15-minute call, in person, by phone, or by video. The team builds a worksheet using your address and mortgage details with current local rates. You receive your itemized net proceeds calculation. The service is free, and there is no obligation to list afterward.
Does it cost anything, and what’s the catch?
No cost, and no catch. The Net Proceeds Estimate is free, it starts with a 15-minute call, and there is zero obligation to list. We hope you choose us when you list, but you owe us nothing either way. You walk away with your true net proceeds in writing. We cover London and the surrounding area. Every commission in Ontario is negotiable. Ours is a $1,500 Launch Retainer up front and 3% on the listing side when it sells, plus HST. The share you offer the buyer’s agent is your call.
What is the average home price in London, Ontario?
The City of London’s average sale price was $591,927 in September 2026 (LSTAR). It changes every month. We show the latest LSTAR figure at the top of this page. But the average is not your number. Two homes a kilometre apart can be in different markets, so ask for your own.

Stop guessing. Get your number in writing.

Free, in writing, zero obligation. It starts with a 15-minute call. The answer in London is simply: ask Ken.
