You’re guaranteed a sale — one way, or the other.
There are two ways we guarantee your home sells, both written into your agreement before you list. You get the one your home qualifies for — most sellers want the buy-it guarantee, and if yours doesn’t fit its terms, the 60-day guarantee has you covered instead. Never both. Never nothing.
Your Home Sold Guaranteed or I’ll Buy It.
Your home sells, or Ken buys it — at a price you both set in writing, up front. The four things that make it real:
- 1Ken and the seller agree on a price and a timeframe in advance, in writing.
- 2If the home doesn’t sell at that agreed price within that window, Ken buys it at the pre-agreed price.
- 3The home must meet the agreed listing-readiness and condition terms.
- 4Available in London and surrounding Southwestern Ontario — a guarantee to buy at the agreed price, not a promise of a specific open-market sale price.
Your Home Sold In 60 Days or I Pay You $5,000.
Not every home fits the buy-it terms — price, condition, or timing. If yours doesn’t, you’re covered here instead. Sixty days at your agreed price. Miss it, and you get paid — here’s exactly how:
- 1You and Ken agree on a data-driven minimum price, in writing, before listing.
- 2The home is kept in showcase condition with reasonable daily showing access.
- 3The guarantee is void if you reject a clean offer at or above the agreed minimum price within the first 60 days.
- 4If it isn’t sold in 60 days: an extra 30 days of marketing plus $5,000 paid to you at closing.
The 6 Satisfaction Guarantees — backed in cash.
Most agents offer zero accountability once the sign hits your lawn. We attach a cash penalty to every promise. Miss one, and we pay you — here’s each:
Weekly updates, and a response to your calls, texts and emails within 24 hours (one business day).
We operate exactly as laid out in our written Professional Service Agreement — no moving the goalposts.
No bait-and-switch pricing to win your listing. We give you a real, data-backed range.
We set a strict target range for your sale using our 20-System Plan.

We never show your home to an unverified buyer — we qualify finances first.
Total brokerage contributions at closing are capped at $1,000 and paid as a reduction in commission, provided the team acted as your seller’s agent. The $1,000 charity donation (Guarantee 5) is separate and not counted in that cap.

Buy a home through us, and it isn’t right? We list it again — free — when you buy your next one with us. Here’s how:

- 3The next home must be of equal or greater value. The guarantee covers the listing-side commission only — you remain responsible for the buyer’s agency fee.
