Condos for Sale in London, Ontario
Every condo for sale in London on the CREA DDF® feed is one click below. On 8 September 2026 the feed had 535, from $135,000 to $2,200,000.
You might be worried about the monthly fee, or a big repair bill the building has not saved for. Ask about both before you offer.
The Bottom Line (Quick Answer)
- On 8 September 2026, the CREA DDF® feed had 535 condos for sale in London, Ontario.
- The monthly fee decides if a condo works for you. Ask what it covers before you offer.
- Buying with the Ken Small Real Estate Team costs $495 to start. Our 3% is paid from the seller’s side. If a seller offers less, you never pay the difference.
The short version
- The feed calls a home a condo when it belongs to a condo corporation. That can include some large homes.
- The list leaves out land, commercial buildings and rentals. It searches London East, North and South.
- Not sure a condo is worth the price? We tell you what it is worth before you offer.
Why the top of that range looks wrong
It is a fair question. A $2,200,000 condominium does not sound like a condominium.
The feed flags a property as condominium when it belongs to a condo corporation. That covers apartment units, stacked towns, freehold-style towns and some large homes on shared land.
So the label is about ownership structure, not building type. It is worth knowing before you filter.

What does a condo cost in London, Ontario?
The quoted London number is the City of London’s average across every property type — $591,927. It blends a one-bedroom apartment with a five-bedroom detached, so it tells you about the city, not about a condo.
LSTAR also publishes a benchmark price by home type, same month. It covers all LSTAR regions, not only London:
- Single-Family benchmark — $600,700
- Two Storey benchmark — $648,100
- One Storey benchmark — $541,300
- Townhouse benchmark — $421,500
- Apartment benchmark — $317,100
- City of London, all types, average — $591,927
Source: LSTAR / CREA, September 2026. A benchmark tracks a typical home of that type. It moves differently from the average, because the average also shifts when the mix of what sold changes.
Average condo fees in London, Ontario
We do not quote one average condo fee for London. A fee only means something next to what it covers and what the reserve fund holds.
Which costs more to own: a cheaper condo or a lower fee?
The monthly fee is the number that decides whether a condo works for you. It is not the purchase price.
Take an example. A $400,000 unit with a $750 monthly fee costs more to hold than a $460,000 unit with a $280 fee.
Ask what the fee covers, what the reserve fund holds, and what the latest reserve fund study says. A status certificate answers all three.
What does this condo list include?
It includes every property the feed flags as condominium: apartments, townhouses and some houses on shared land.
It leaves out commercial buildings, vacant land, and anything for rent.
It searches London East, London North and London South. Nearby towns like Komoka, Kilworth and Dorchester need their own search.
Who this is not for
If you want an agent who opens doors and stays quiet, we’re probably not your team. We push back on a bad house. We run the numbers out loud. And we will talk you out of a home that is wrong for you.

★★★★★All the way from the start of the house search, Ken was there to help at every step. From setting up search criteria that exactly met our needs, to getting viewings scheduled, to providing honest feedback about the properties (which is often rare for most agents); Ken went above and beyond our expectations. 10/10 experience with Ken.

The honest takeaway
A list gets you the addresses. It does not tell you which ones are overpriced.
