How Ken Small sells homes in London.
Here’s what I figured out early. The sign on the lawn isn’t what sells a home. The marketing behind it is. So we market your home everywhere buyers actually look, across London. Then we go find the ones who aren’t looking yet. More competition is what moves the price.
On launch day that means 20 marketing systems, switched on within 72 hours of listing. A few of them, like the guaranteed sale, depend on your home qualifying. See the whole marketing plan.
The other half is the truth. Sellers see the money they’ll keep before they list, with the Seller Take-Home Calculator. Buyers see real closing costs before they fall in love, with the Buyer Closing-Cost Calculator.

What you can expect from us
We always…
- ✓ Put the numbers in writing before you commit.
- ✓ Market your home like it’s our own money on the line.
- ✓ Tell you the honest answer, even when it costs us the deal.
We never…
- ✕ Win a listing with a number we can’t back up.
- ✕ Bury a condition in fine print.
- ✕ Push you to buy or sell before it’s right for you.
What we put in writing if you can’t reach us
- 1Selling with us: weekly updates, and a response to your calls, texts and emails within 24 hours (one business day). If we miss it: $100 cash to you. Total brokerage contributions at closing:
- are capped at $1,000
- and paid as a reduction in commission, provided the team acted as your seller’s agent.
- 2Buying with us: if we don’t return your call within one business day, we pay you $100.
These are two of our written guarantees. Read every guarantee and its conditions.
Who this is not for
- You want the highest list price on paper, not the highest number in your bank account.
- You want an agent who tells you what you want to hear.
- You are shopping commission and nothing else matters. We are not the cheapest.
What we charge is published. Selling: $1,500 Launch Retainer up front, 3% listing side, 2% recommended to the buyer’s brokerage, plus HST. See the seller fees and the buyer fees.
If that sounds like you, we would rather tell you now. Are we a fit?
What London clients say about the Ken Small Team
4.9 average from 14 Google reviews, as shown on our reviews page (October 2026). Three of them, word for word:
★★★★★We would 100% recommend Ken Small if you are wanting to sell or purchase a home. After 65 years in the same house, my father and I had a huge task on our hands to clean it out and get it ready to put on the market. We were able to leave most of this with Ken and his team.
We honestly feel we could not have done this without him. He stepped right in and knew what needed to be done. We felt like he was on the same page with us and we had several offers to look at in less than a week. Ken is kind, personable, professional and turned a very stressful situation into a worry-free one for us once he was on the job.
Awesome job Ken, we can’t thank you enough. We second the other reviewer’s opinion that Ken goes above and beyond!

★★★★★We sold our home! In the midst of interest increases and market pricing decline, Ken was steadfast in his commitment to sell our home. Ken used multiple outlets, went above and beyond to market our property and counselled us well along the way. In the end, we SOLD, and are beginning our next journey as a family. Thank you Ken!

★★★★★All the way from the start of the house search, Ken was there to help at every step. From setting up search criteria that exactly met our needs, to getting viewings scheduled, to providing honest feedback about the properties (which is often rare for most agents); Ken went above and beyond our expectations. 10/10 experience with Ken.

The honest takeaway
And if the honest answer is “now isn’t the right time,” that’s the answer you’ll get. Even when it costs us the deal.
