We market your London home everywhere buyers actually look, not just on a lawn sign.
Before launch, we line up buyers. On launch day, 20 marketing systems switch on within 72 hours. Then a new post goes out every day until it sells.
You might be worried you will pay a full fee for a sign and a wait. Here is everything that runs instead.
The Bottom Line (Quick Answer)
- The Ken Small Real Estate Team markets London, Ontario homes in five stages. We build buyer demand before your home is public.
- On launch day, 20 systems put it in front of buyers. Daily posts keep it there until it sells.
- More buyers competing works in your favour on price.
The short version
- Our team pays for the ad spend and the distribution. You do not get a separate marketing bill.
- You get the written checklist on day one, so you can hold us to it.
- Your home stays in front of buyers instead of fading after week one.
These counts come from our Listing Asset Register, the full list for one listing. Ask us for it, and we will walk you through every line.
Before you list: we build the demand
The best marketing happens before your sign goes up. We run a quiet buyer hunt first. Blind ads. An insider landing page. A free guide. A video.
It warms a list of buyers already looking for a home like yours. By launch day there is an audience waiting, not a cold start. That is roughly 57 buyer touchpoints before your home is ever public.
Why the timing matters more than the volume
Your home gets one launch. Demand that comes in a trickle brings one offer at a time. One offer at a time is not a negotiation. It is you saying yes or no to one buyer who knows nobody is behind them.
An audience built before launch changes that. Offers come together instead of one by one.
Where it suits your home, we also hold offers to a set date. That is a marketing tool, not a formality. It turns a queue into a room. Buyers decide against each other instead of against you.
One rule shapes the schedule. CREA’s REALTOR® Cooperation Policy took effect on January 3, 2024. Once a home is marketed to the public, it must go on the MLS within up to three days. (Source: CREA, opens in a new tab.) Quiet preparation has no clock. The moment we go public, we go everywhere at once. How off-market homes really work in London.
The foundation: your story, built once
We write the master story of your home. Everything else comes from it: a feature sheet, a tour video and a set of pro photos. Every ad and post is cut from these. So your home reads as one clear story everywhere.
Launch day: 20 marketing systems in 72 hours
Within 72 hours, we switch on 20 marketing systems. The clock starts when your listing agreement is final and your launch date is set. You get the written checklist on day one, so you can hold us to it. A few systems, like the Guaranteed Sale Program, depend on your home qualifying.
- MLS and Google ads. Full MLS and syndication, plus Google property-search ads.
- A 24/7 property hotline. Buyers can hear about your home any time, without talking to anyone.
- Our contact list. Over 2,000 people: active buyers, investors and past clients. We send your home to the ones it fits. The count moves with the market, and a match does not guarantee a sale.
- The Every Day Open House. Buyers can see your home 7 days a week, from 9:00 AM to 8:00 PM. Every showing needs your approval, and we check each buyer’s finances first.
- Our agent network. We send your home to other agents who already have buyers. Showings and offers depend on those agents taking part.
Every day on the market: 45+ new posts
Your listing does not just sit there. We run a daily content engine. That is 45 or more posts across the right platforms, with a fresh angle each day. Your home stays in front of buyers instead of fading after week one.
When it sells: your sale markets the next one
When it sells, the result can become proof that helps sell the next home. We share it only with your written permission. You decide at signing, and you can say no.
Who pays for the marketing when you sell with us?
Our team pays for the ad spend and the distribution. You do not get a separate marketing bill. Your $1,500 Launch Retainer starts the launch, and 3% is paid only when it sells.
Your $1,500 Launch Retainer starts the launch: the pre-inspection, the warranty, photos and video. It is not our margin. Our 3% listing-side commission is paid only when your home sells. You choose what to offer the buyer’s brokerage, and we recommend 2%. HST goes on top. See what you walk away with.
Everything that markets your home
Not a sign and a prayer. This is the real list, built for one listing. It puts your home in front of buyers where they look. Then it goes and finds the ones who are not looking yet.

The guarantees behind the marketing
Here is the whole deal, in plain English. The full wording is on our Guarantees page.
- Your Home Sold Guaranteed, or I’ll Buy It. For London homes worth up to $500,000, not rural. You buy your next home from our listings, worth the same or more. Your guaranteed price is your agreed market value, less 7%, less the standard commission. Your new home closes 120 days after the guarantee is issued. A better offer beats it. Nothing is binding until an Ontario Form 100 is signed.
- If your home doesn’t qualify: Your Home Sold In 30 Days or I Pay You $5,000. Your home is in London, Ontario. You and Ken agree a minimum sale price in writing before listing. Keep the home show-ready, and do not turn down a written offer at or above that minimum. You never have to accept an offer below your minimum. That is always your call, and saying no to one never costs you the guarantee. No accepted offer in the first 30 days, at any price? Homes listed at $350,000 or more get $5,000 at closing. Under $350,000, you get $3,000 at closing instead.
- One of The 6 Satisfaction Guarantees. We set a target range for your sale using our 20-System Plan. No sale within 90 days? We pay you $100 a week after that, up to $1,000.
From the 30-day guarantee’s written terms, word for word: “Listed at” means the original list price in the signed Listing Agreement; a later price change does not move a home from one tier to the other. The $5,000, or $3,000, is paid at the closing of a sale accepted during your listing. That closing can come after the listing ends. No closing, no payment. The guarantee you sign with your listing agreement is the one that counts.
Total brokerage contributions at closing are capped at $1,000. They are paid as a reduction in commission, provided the team acted as your seller’s agent.
Who this is not for
- If you want a sign, an MLS entry and a wait, we are not your team. That is not the service we run.
- If you want to cut the marketing to save on the fee, we would be pulling against each other.
- If you want to skip photos, video or showings, the system cannot do its job.
What sellers say about our marketing
4.9 average from 14 Google reviews, as shown on our reviews page (October 2026). One seller, word for word:
★★★★★We sold our home! In the midst of interest increases and market pricing decline, Ken was steadfast in his commitment to sell our home. Ken used multiple outlets, went above and beyond to market our property and counselled us well along the way. In the end, we SOLD, and are beginning our next journey as a family. Thank you Ken!

The honest takeaway
All in, one listing runs to about 173 named actions and assets. It passes 300 once the repeat engines are counted.
