What will you keep when you sell in London?
Your take-home is your sale price minus the fees and HST, your mortgage payout, your lawyer and any prep. On a $600,000 sale with us, all the fees and HST come to $35,595.
You might be worried about a surprise at the lawyer’s office. Put in your numbers and see every line first.
The Bottom Line (Quick Answer)
- In London, Ontario, your take-home is your sale price minus five things. They are our fees, the 13% HST on them, your mortgage payout, your lawyer and any prep costs.
- With the Ken Small Real Estate Team, the fees are a $1,500 Launch Retainer and 3% on our listing side.
- You also choose what to offer the agent who brings the buyer. We recommend 2%.
The short version
- Whatever you still owe comes off the top at closing.
- Budget about $1,500 for your lawyer to close the sale.
- There is no land transfer tax to sell.
An estimate from the price you enter — not a valuation. HST on commission is 13% (Ontario). Our listing side is 3%, fixed. What you offer the agent who brings the buyer is yours to set. Every commission in Ontario is negotiable. For the real, human number — what your home will actually sell for and net — start with What’s My Home Worth? About that $1,500
It is the one fee that buys you things. A third-party pre-inspection. Professional photo, tour and drone media. A 1-Year Canadian Home Shield SafeClose™ Warranty, with up to $15,000 of protection and a $100 deductible. And a certificate your buyer keeps.
It is not our margin and not a deposit on commission. See what is in a Certified Pre-Owned Home.
What fees are there when you sell a house in Ontario?
With us, it is a $1,500 Launch Retainer up front. Then 3% on our listing side, paid only when it sells. You choose what to offer the buyer’s agent, and 13% HST goes on top of all three.
Here is that math on a $600,000 sale. It is an example price, not a real sale. Your mortgage and your lawyer come off after this.
| Fee on a $600,000 sale | Before HST | With 13% HST |
|---|---|---|
| Launch Retainer, up front | $1,500 | $1,695 |
| Our listing side, 3%, only when it sells | $18,000 | $20,340 |
| The buyer’s agent, 2% recommended, your call | $12,000 | $13,560 |
| Total fees | $31,500 | $35,595 |
What this means for you: on that sale, $564,405 is left before your mortgage, your lawyer and any prep. See our pricing and what each dollar buys.

Your mortgage payout: is there a penalty for selling early?
Whatever you still owe comes off the top at closing. If you break a closed mortgage early, your lender may charge a penalty.
On a fixed rate, it is usually the higher of three months’ interest or the interest rate differential. Add any discharge fee. Ask your lender for your exact payout figure before you list.

What other costs come with selling a house in London?
Legal and the rest
Budget about $1,500 for your lawyer to close the sale. Then the optional costs: staging, small repairs, cleaning and your move. Ask us which ones are worth it for your home.
What sellers do not pay
There is no land transfer tax to sell. A resale home is generally HST-exempt on the sale price itself. The HST is on the services, like commission, not on your house. That is why the take-home number matters more than the sale price.
What if your home does not sell in 30 days?
Our guarantee can change your number: Your Home Sold In 30 Days or I Pay You $5,000. It is for a London home that does not qualify for our buyout.
No accepted offer in the first 30 days, at any price? On a home listed at $350,000 or more, $5,000 is paid at closing. Under $350,000, $3,000 is paid at closing instead. Here are the conditions, word for word from our guarantees page:
- The home is in London, Ontario (outside London: call and ask).
- Seller and Ken agree a Guaranteed Minimum Sale Price in writing before listing, set from the same agreed market value; it cannot be higher than the list price.
- Showcase condition, as the home looks in the listing photos, with reasonable daily showing access. Refusing showings, or pausing, cancelling or moving the listing in the first 30 days, ends the guarantee.
- Turning down a written offer at or above that minimum, at any time during the listing, ends the guarantee. At or above the minimum means the price after any credit to the buyer. A counter counts as turning it down; choosing one offer over another does not.
- Homes listed at $350,000 or more: $5,000 paid at closing, as a rebate or off the commission (seller’s choice). Homes listed under $350,000: $3,000 paid at closing instead, as a rebate or off the commission (seller’s choice).
“Listed at” means the original list price in the signed Listing Agreement; a later price change does not move a home from one tier to the other. “Sold” means a written offer accepted within the first 30 days, at any price — not the closing; an offer below the Guaranteed Minimum Sale Price may always be refused without ending the guarantee. The 30 days start the day the home goes live on MLS; an offer received in the 30 days and later accepted, while it or a counter to it is still open, counts; the buyer’s conditions and the closing date are the seller’s agreement with the buyer; if an accepted offer falls through, the guarantee has been met. No accepted offer in 30 days: marketing continues through the three-month listing, and the remedy in (5) is paid at the closing of a sale accepted during the listing, even if that closing comes after the listing ends. No closing, no payment. The guarantee in the signed Listing Agreement is the one that counts. The $5,000, or $3,000, is paid at the closing of a sale accepted during your listing. That closing can come after the listing ends. No closing, no payment. The guarantee you sign with your listing agreement is the one that counts.

What sellers say about working with us
4.9 average from 14 Google reviews, as shown on our reviews page (October 2026). One seller, word for word:
★★★★★We would 100% recommend Ken Small if you are wanting to sell or purchase a home. After 65 years in the same house, my father and I had a huge task on our hands to clean it out and get it ready to put on the market. We were able to leave most of this with Ken and his team.
We honestly feel we could not have done this without him. He stepped right in and knew what needed to be done. We felt like he was on the same page with us and we had several offers to look at in less than a week. Ken is kind, personable, professional and turned a very stressful situation into a worry-free one for us once he was on the job.
Awesome job Ken, we can’t thank you enough. We second the other reviewer’s opinion that Ken goes above and beyond!
