Seller Readiness Check: are you ready to sell your home?

In London, sell when three things line up: your real number, your timeline and your next home. Tick what is true for you, and you get a score out of 7 and your next step.

You might be worried that talking to an agent means being pushed to list. It does not. Ready or not, you leave knowing what to line up first.

The Bottom Line (Quick Answer)

  • In London, Ontario, you are ready to sell when three things line up. They are your real number, your timeline and your next home.
  • This Seller Readiness Check gives you a score out of 7 and your next step. Nothing you tick is saved or sent.
  • Selling with the Ken Small Real Estate Team costs a $1,500 Launch Retainer, paid up front. Our 3% is charged only on a successful sale. We recommend 2% to the buyer’s brokerage, and that part is your call. HST applies on top of all three.

The short version

  • You are ready to sell when three things line up: your real number, your timeline and your next home.
  • This check shows which of the three you have.
  • Nothing is saved or sent.

Tick everything that is true

Nothing you tick is saved or sent anywhere. It is just for you, right here on this page.

6 or 7 ticks: get your real number next. 3 to 5: a short call fills the gaps. 0 to 2: start with what your home is worth.

What should I do next, whatever my score?

Readiness is not about being perfect. It is about lining up three things: your real number, your timeline, and where you are headed. We can help with all three, with zero pressure to list before you are ready.

Start with your real number

How do I get my house ready to sell?

Start with your real number, then your timeline and your next home. Then prep the home: declutter and make the small fixes. Ask us before you spend money on anything bigger. We will tell you if it is likely to pay back.

London’s average sale price for September 2026 was $591,927 (LSTAR Residential Market Activity Report, September 2026). That average mixes every type of home in the city. Two homes a few streets apart can sit in different markets. Your own number comes from your home and your street.

What does it cost to sell your home with us?

Our fee has three parts, and HST applies on top of all of them.

  • A $1,500 Launch Retainer, paid up front. It funds the work to get your home ready before it lists.
  • A 3% listing-side commission, charged only on a successful sale.
  • 2% to the buyer’s brokerage is what we recommend. That part is your call, not ours.

Your mortgage payout and legal fees come off the top too. The Seller Take-Home Calculator shows what you keep. Every number is on pricing and fees.

Your Home Sold Guaranteed, or I’ll Buy It: the six rules

Afraid of owning two homes, or none? Before you list, we set a guaranteed price for your home in writing. If it does not sell in the agreed time, we buy it at that price. These six rules decide if your home qualifies.

  • 1
You buy your next home from one of our own listings, with Ken working for you. Nothing on our list fits? Tell us. We can look at another home you like.
  • 2
Your next home is worth the same or more than the one you are selling.
  • 3
The program runs in London, Ontario, on homes worth up to $500,000. Not rural or country properties. Just outside London, or over that price? Call Ken at (226) 271-1140. We may still be able to do it.
  • 4
Your guaranteed price is your agreed market value, less 7%, less the standard commission. That 7% pays for the risk we take by promising to buy. We carry the home, the costs, and whatever the market does next. You are buying certainty. That is its price. How we set your market value →
  • 5
Your new home closes 120 days after the guarantee is issued. That time is what lets us find a buyer at the best price.
  • 6
A better offer beats the guarantee. If a buyer offers more while your home is listed, that is the one you take.

This program runs under the Guaranteed Sale Program Acknowledgement in your listing package. Nothing is binding until you and the buyer sign an Ontario Form 100, the Agreement of Purchase and Sale. See every guarantee and its conditions.

Who this is not for

  • If you want the highest number to win your listing, we are not your team. We give you the number the data supports, in writing.
  • If your number, timeline and next home do not line up yet, we will tell you to wait.

What London sellers say about Ken

★★★★★

We would 100% recommend Ken Small if you are wanting to sell or purchase a home. After 65 years in the same house, my father and I had a huge task on our hands to clean it out and get it ready to put on the market. We were able to leave most of this with Ken and his team.

We honestly feel we could not have done this without him. He stepped right in and knew what needed to be done. We felt like he was on the same page with us and we had several offers to look at in less than a week. Ken is kind, personable, professional and turned a very stressful situation into a worry-free one for us once he was on the job.

Awesome job Ken, we can’t thank you enough. We second the other reviewer’s opinion that Ken goes above and beyond!

The honest takeaway

It is not a test you can fail.

Common questions about being ready to sell

How do I know if I am ready to sell my house?
You are ready when three things line up. You know why and roughly when you are moving. You have a sense of where you will go next. And you know your real numbers, meaning what your home will net and what it owes. If any are fuzzy, that is not a problem. It is just the next thing to sort out. We can help with all three.
Do I need to have my next home figured out before I sell?
Not fully, but you should have a plan for the gap. Selling first can leave you scrambling; buying first can mean carrying two homes. Our Trade-Up Buyout, Your Home Sold Guaranteed, or I’ll Buy It, can help. Your home sells, or Ken buys it, at a price you both set in writing up front. Six rules decide if your home qualifies. You buy your next home from one of our own listings, with Ken representing you. That home is worth the same or more. Your home is in London, not rural, and worth $500,000 or less. Your guaranteed price is your agreed market value, less 7%, less the standard commission. Your next home closes 120 days after the guarantee is issued. And if a better offer comes in while your home is on the market, you take it. Just outside London, or over $500,000, call and ask. It may still qualify. Nothing is binding until a written Ontario Form 100 (Agreement of Purchase and Sale) is fully executed.
What should I do first when getting ready to sell?
Get your real number. Your budget for the next home, your timeline and your pricing all depend on what your home will net you. Start there, then line up the costs and the prep. A no-obligation valuation is the natural first step.
Is it a good time to sell in London right now?
Sometimes yes. Sometimes the honest answer is to wait a season. It depends on your home and today’s market, not on our need for a listing. We will give you the straight read either way, so you can decide with real information rather than pressure.
What if the check says I am not ready?
Then you have just saved yourself a stressful, expensive mistake. Being early is fine. Use the time to learn your number, understand the costs, and prep the home. When the pieces line up, selling is far smoother. We are happy to help you plan the runway, with no obligation.

Ready or not, the first conversation is free.

It is a 15-minute call with no obligation. We will tell you where you stand, what your home is worth, and whether now is the right time.
