How the Ken Small Team works for London buyers and sellers
A sign on the lawn and a wait for the phone is not a marketing plan. We market a home everywhere buyers look, and go find the ones who aren’t looking yet. For sellers, that means more buyers see your home. For buyers, it means our listings are worth seeing.
- 22 platforms, not a lawn signSelling? Your home runs on 22 platforms, so more buyers see it. Buying? The homes we list are worth seeing. How we sell.
- Every number in writing, starting with our feeSelling: $1,500 Launch Retainer up front, 3% listing side when it sells. 2% to the buyer’s brokerage is your call, and HST is on top. Sellers see their take-home before they list.Buying: $495 to start. Our 3% is paid from the seller’s side of the deal, not by you. If a seller offers our brokerage less than 3%, you never pay the difference. Buyers see closing costs before they fall in love.
- Written guarantees, conditions includedSellers and buyers each get a written guarantee. Both are just below, with every condition.
- Pre-inspected, warrantied homesSellers: make your home a Certified Pre-Owned Home, pre-inspected and warrantied, so buyers can offer firm. Buyers: your purchase comes with a 1-Year Canadian Home Shield SafeClose™ Warranty.
Our guarantees, in writing
Every condition, open on the page. The full terms are on the Guarantees page.
Your Home Sold Guaranteed, or I’ll Buy It
If your home meets six rules:
- You buy your next home from one of our own listings, with Ken working for you. Nothing on our list fits? Tell us. We can look at another home you like.
- Your next home is worth the same or more than the one you are selling.
- The program runs in London, Ontario, on homes worth up to $500,000. Not rural or country properties. Just outside London, or over that price? Call Ken. We may still be able to do it.
- Your guaranteed price is your agreed market value, less 7%, less the standard commission.
- Your new home closes 120 days after the guarantee is issued.
- A better offer beats the guarantee. If a buyer offers more while your home is listed, that is the one you take.
Nothing is binding until you and the buyer sign an Ontario Form 100, the Agreement of Purchase and Sale. Home doesn’t qualify? See the other seller guarantee on the Guarantees page.
Love Your New Home Guaranteed or I’ll Sell It For Free
- If within 24 months it isn’t right, we list it with 0% listing-side commission.
- You buy your next home with us, of equal or greater value.
- You remain responsible for the buyer’s agency fee.

First-time home buyer in London? Start here.
Start with a pre-approval, so you know your real budget before you look. Then check which first-time help you qualify for, like Ontario’s land transfer tax refund of up to $4,000.
You only qualify if you have never owned a home, anywhere, ever (source: Ontario.ca, opens in a new tab). The federal home buyers’ amount looks back five years: this year and the four before it. So you may qualify for one and not the other. Our first-time home buyer guide for London explains the rest. Or take the Buyer Readiness Check.
Are we the right fit?
We’d rather tell you now than waste your time. Here’s who we’re built for.
A good fit if…
- ✓ You want the numbers in writing before you commit.
- ✓ You’d rather hear the honest answer than the comfortable one.
- ✓ You see marketing as what gets you more money.
- ✓ You’re buying or selling in London or a nearby town like Komoka, Kilworth, Mount Brydges, Delaware or Dorchester.
Not a fit if…
- ✕ You want the cheapest commission and nothing else.
- ✕ You’d skip the marketing to save a few dollars.
- ✕ You need a market outside our area.
- ✕ You want to hear only what you want to hear.

What guarantees does the Ken Small Team offer?
Sellers: Your Home Sold Guaranteed, or I’ll Buy It, if your home qualifies. You buy your next home from one of our own listings, worth the same or more. Your home is in London, not rural, and worth $500,000 or less. Your guaranteed price is your agreed market value, less 7%, less the standard commission. Your next home closes 120 days after the guarantee is issued.
If your home doesn’t qualify: Your Home Sold In 30 Days or I Pay You $5,000. Your home is in London. You and Ken agree a minimum sale price in writing before you list. Sold means a written offer you accept in the first 30 days, at any price, not the closing. Turn down a written offer at or above that minimum, at any time during your listing, and the guarantee ends. You never have to accept an offer below your minimum. That is always your call, and saying no to one never costs you the guarantee. Homes listed at $350,000 or more: $5,000 paid at closing, as a rebate or off the commission (seller’s choice). Homes listed under $350,000: $3,000 paid at closing instead, as a rebate or off the commission (seller’s choice).
“Listed at” means the original list price in the signed Listing Agreement; a later price change does not move a home from one tier to the other. The $5,000, or $3,000, is paid at the closing of a sale accepted during your listing. That closing can come after the listing ends. No closing, no payment. The guarantee you sign with your listing agreement is the one that counts.
Buyers: Love Your New Home Guaranteed or I’ll Sell It For Free. If within 24 months it isn’t right, we list it with 0% listing-side commission. You buy your next home with us, of equal or greater value. You remain responsible for the buyer’s agency fee.
Every condition is on the Guarantees page.

What London clients say about the Ken Small Team
“After 65 years in the same house, my father and I had a huge task on our hands… He stepped right in and knew what needed to be done. We felt like he was on the same page with us and we had several offers to look at in less than a week.”
Denise F.
“We sold our home! In the midst of interest increases and market pricing decline, Ken was steadfast in his commitment to sell our home. Ken used multiple outlets, went above and beyond to market our property and counselled us well along the way. In the end, we SOLD, and are beginning our next journey as a family. Thank you Ken!”
Kristian W.
“All the way from the start of the house search, Ken was there to help at every step… Ken went above and beyond our expectations. 10/10 experience with Ken.”
